Welcome to Cottonwood Cove RV Resort. The following policies have been set to ensure the comfort, enjoyment, and safety of our guests. Please ensure that you, your invitees, friends, and family understand them. The Manager and Staff at Cottonwood Cove Resort are charged with enforcing these rules and have the authority to terminate your stay immediately, without refund, if these rules are not respected. Registered guests are responsible for the conduct of their invitees, friends, and family at all times and will be held financially responsible for any damages caused to property or equipment of Cottonwood Cove RV Resort.

Reservations & Fees
All bookings and site assignments are subject to changeable availability due to lot sales or other circumstances affecting guests. Alternate sites may be assigned to some reservations when necessary and without notice. Site assignments are not guaranteed and may change up to the day you arrive.
5% GST is applicable to all campsite fees and boat slips.

All reservations for sites and boat slips must be paid in full upon check-in via cash, credit card (Visa/Mastercard) or debit card. There are no refunds for early departures under any circumstance.
Deposits, Cancellation & Change Policies
Deposits are calculated on length of stay and are required for all reservations. Deposits include a non-refundable $65 processing fee and all deposits become non-refundable in full thirty days prior to the scheduled arrival date. Significant changes to arrival or departure dates within this thirty day period may be subject to a $150 surcharge. There are no refunds for early departures or inclement weather.
All guests must check-in immediately at the office upon arrival – prior to going to a campsite. Guests are required to sign a standard waiver before using resort facilities. All requests for early arrivals (before 2pm) must be pre-arranged with the office 24hrs in advance, keeping in mind it may not be possible due to a high volume of departures and arrivals during peak season specifically.
Check-in time is after 2 pm and before dark. Advance arrangements must be made for any check-ins after sunset or 9 pm, whichever is earlier. For safety reasons and to respect other campers, arrivals after 10 pm will have to park outside the gates until the next morning. The main gate is locked at night and re-opens at 7 am–an emergency phone number for the 24 hour attendant is posted on the gate. During the shoulder season (April, May, June, Sept. Oct.) the gate closes by 9 pm but please see the office if you’ll need to come and go outside of these hours.
Check-out time is 11 am of the day following the last night for which paid, as indicated on your receipt. While every effort is made to be clear on how many nights are planned to stay when taking and confirming reservations, it is the guest’s responsibility to ensure that a timely departure is made according to the dates indicated on your receipt. Availability permitting, same-day late check-outs can be accommodated but departures after 11 am that are not arranged with the office may be charged for an additional night’s stay.
Use of site
There is a maximum of eight people per site overnight with no more than four adults. Children are 18 years of age and younger and may stay in a tent (only one tent per site is allowed and must be placed on the gravel area) within the campsite at no extra charge. Adults staying in a tent on a site already occupied by an RV is an additional $15/night.
Space permitting, each site may be used for the parking of one RV, one tow vehicle and only one tent. A second vehicle or boat trailer may be parked in designated areas at no extra charge. All other vehicles shall park in areas designated by the Cottonwood Staff and may be subject to additional parking fees.
All belongings, vehicles, and slides must be completely within the marked site boundaries at all times. A tent and/or mat is to be placed on the gravel area only as not to harm the lawn. Pegs and pins, etc. must be installed with care so as to not damage the irrigation system. Please ask a staff member for assistance or more information on appropriate peg placement in your site. Screw-in dog leads may be used adjacent to lawns but must be installed into the gravel parking area. Please feel free to water the lawn on your campsite as required or desired, see your check-in package for instructions on operating the pop-up sprinklers.
Please allow for grounds-keeping staff to enter your site once weekly for lawn maintenance by having your belongings clear of the grass on the scheduled day for your site. Arrangements for maintenance can also be made at the office the day before. Rentals of one week or longer are encouraged to keep the lawn area well watered, else resort staff will need to enter the site and water as required.
All decks, fences, mats or other items that may damage the grass or impede general maintenance must have prior approval from management.
Please do not discard any food or other bear or crow attractants in fire-pits.
No waste (yard or household) is to be left to accumulate on an RV lot, including fire-pits.
Water balloons are prohibited due to the debris left behind and the environmental contamination being difficult to clean-up.
Please respect the privacy of other guests. Do not walk through occupied sites.
Boat Dock, Slips & Launch
Fishing is not permitted off boat dock.
Swimming is not permitted off boat dock.
All moorage is by reservation only and for site owners and registered guests. For your convenience, there is a loading dock at the boat launch. Boats left unattended at loading dock for more than 15 minutes may be subject to surcharges.
There is no parking at boat launch turn-about or entrance to marina.
Two pets per campsite are welcome and permitted but must be well cared for, under control and on a leash at all times. Vicious dogs will not be allowed. Pet waste must be picked up immediately and deposited in the bins provided. Excessive barking will not be tolerated. Pets are not allowed on the sandy beach areas surrounding the Cove and may only use that section of beach on Shuswap Lake identified by appropriate signs.
Pets are not permitted in the Clubhouse.
Grounds and common areas
No jumping off of the bridge, littering, or entry into fenced areas.
Do not move or remove picnic tables from RV lots or public areas.
All common areas must be enjoyed with the consideration of others in mind. Please be courteous of group functions at the Gazebo. All wildlife, grass, vegetation, and infrastructure must be kept from harm or damage.
Alcohol is to be consumed responsibly. Please be considerate of your neighbours.
All garbage and recycling must be deposited in the bins provided so as not to attract wildlife and stored in a secured area or inside the RV (not only a bag or in a tent) until disposal. Dumpsters are locked by 9 pm and reopened by 8 am. No household garbage in pedestrian waste cans.
Hot tub and swimming pool
Open daily 10am until dusk (July & August)** Limited days of operation in spring and fall- WEEKENDS ONLY (late May, June, early Sept.) Exact date of opening in spring and closing in fall are determined by weather conditions (Call for more info)
No lifeguard on duty. Parents are responsible for the conduct of their children at all times. Children under the age of 12 years must be supervised by an adult at all times.
Campfires are permitted at each campsite in the pits provided and must always be attended. Propane fuelled fire pits are also permitted. Fire ring bricks are not to be relocated within the site nor removed from the site.
Firewood may be purchased at the office or feel free to provide your own. Do not remove bark or damage trees on the grounds.
Total fire bans will be advertised by signage throughout the park and are strictly enforced. Propane fuelled fire pits are permitted during campfire bans but must be attended at all times.
Fireworks are prohibited at Cottonwood Cove RV Resort and throughout all of CSRD Area F.
Watch for children playing. Park only in designated parking areas and do not block roads or campsites. The speed limit on roadways within the resort is 10 KM per hour and is strictly enforced with only one warning issued. All signs must be obeyed.
All motorized vehicles, including golf carts, must be operated by a qualified driver with a valid driver’s license.
Parking in unauthorized areas or in unoccupied RV lots may require vehicles to be towed at the owner’s expense and without notice.
Quite time is from 10 pm – 8 am everyday. For the comfort of guests, there is no tolerance for noisy disturbances after 11 pm or before 7 am. Our policy is to provide one warning for noise during quiet time, after which, if non-compliant, the guests are required to leave without refund. To report a disturbance, noise or otherwise, please contact the office or see the after hours contact number on your check-in package.
To ensure an enjoyable camping experience for all, excessive noise, loud music, foul language and unruly or disruptive behaviour will not be permitted at any time of the day.
Parents are responsible for the conduct of their children, regardless of age. Children under the age of 12 years must be supervised by a responsible adult at all times.
Visitors are welcome between the hours of 9 am to 10 pm and must sign in at the office. Parking for visitors is provided in designated areas and sites are limited to a day-use maximum of ten people and two vehicles.
Cottonwood Cove RV Resort is privately owned and reserves the right to terminate any reservation for violation of our policies immediately without refund. Guests assume full responsibility for the use of grounds and facilities as well as injury or illness occurring to them or members of their family. Additionally we assume no responsibility for lost, damaged or stolen property occurring to anyone while on our grounds or in our facilities.
